While we rehab most of our properties for sale on the retail market, many of these can often still achieve the investor’s target returns for rental properties.

An investor who buys one of our full rehabs, for either a long term or a vacation rental, can always feel confident that we have already thoroughly sought out and repaired any of the major big ticket items that can reasonably be found. Those things that could pop up down the road and crush your return on investment for several years to come, like a
roof, HVAC or major plumbing/electrical failures. You can rest assured that we have already addressed those issues and protected your future investment for you by absorbing those costs ourselves, so that you can buy the property, add it to your portfolio and then forget about it.

For our prospective homeowners, you’ll get the peace of mind with everything above, plus the ability to get an early option on homes at a lower price before they hit the retail market. Once a home goes to market, not only does a real estate agent commission have to be added, but the home will be out there for all the world’s buyers to see. Considering that we generally list our homes a little below full market value, they often get bid up above asking price, even in a soft market.

For house flippers, we often sell some of our houses as-is. It could be a house that’s out of the normal service area for our contractor pool, or we may just be too backed up in projects already and need to
‘thin the herd’ a little. Either way, our investors can always rest assure that we get the business, and we know that you have to buy low enough to have plenty of meat on the bone for potential profit. We research our values and ARVs thoroughly, and keep everything realistic and not inflated or embellished like most wholesale companies.
